1st impressions really do count so make sure the external of your property is looking good, paint the front door and polish the letter plate etc. Clean the windows, trim the hedges, de-weed as necessary and hide the bins from view if possible.

 

Keep any communal hallways clean & smelling fresh, remember nasty neighbours can stop a sale and really put people off, so do try to get along even if you don’t like them.

 

Clear away clutter, and remember don’t just shove in the cupboards. When people are buying they want to see how much storage you have so they will open cupboard doors and have a good look around.

 

Organise, clean and clear out cupboards and fitted wardrobes, overflowing mess in your cupboards or wardrobes will give the impression that you don’t have enough storage.

 

If you have lots of furniture, think about the option of putting some of it into storage, especially if some items are a bit too big for the rooms they are in or the sheer amount is making the rooms feel cluttered.

Use carefully placed mirrors to make small rooms and hallways feel bigger, lighter and brighter.

Make sure everywhere in your property is spotlessly clean and pay extra special attention to the kitchen and bathrooms as these rooms are highly important when selling your home.

 

If your kitchen is not looking great you can make a significant difference by replacing counter top tiles if the old are dated and worn, as well as replacing the work tops if necessary.

Whilst your property needs to feel fairly clutter free and minimalist, it does need to feel homely and inviting at the same time. So investing in a little art work for the walls, some fresh new bed linen and a few colour co-ordinated scatter cushions will be a good idea. Fluffy new towels for the bathrooms and fresh flowers will be good buys too.

 

If your property is near a busy road or a train line, playing soft jazz or classical music gently in the background might be a good idea.

 

Do not leave the garden out however small; this is a valuable asset to your home and should be treated as an additional room space. Making sure your garden is an inviting and functional space could add £1000’s to your sale price.
